Building a House on Nantucket? Here’s What You Need to Know About the HDC’s Guidelines

As the town's primary preservation agency, the HDC ensures that new construction and renovations are aligned with the island's historic character. Before any renovations or building plans go into play, here's what you need to know about the HDC and its guidelines.

What is the HDC?

The HDC is a commission appointed by the Board of Selectmen. The commission is responsible for the preservation of the island's historic architecture, including the review of proposed changes to buildings within the town's Historic District. The HDC is also responsible for the approval of new construction, ensuring that it’s compatible with the historic character of the surrounding buildings.

HDC approved colors

One of the HDC's guidelines is the use of approvable colors for buildings within the Historic District. The HDC has published a list of approvable colors, which includes a range of muted, neutral colors that complement the island's natural beauty. This list can be found on the town's website and includes specific paint colors, a few being: Main Street Yellow, Cottage Red, Hamilton Blue, Cobblestone, Nantucket Blue, that have been approved for use on the exterior of buildings.

Other HDC regulations

In addition to approvable colors, the HDC has several other regulations in place to ensure that new construction and renovations are keeping with the island's historic character. For example, the HDC requires new construction be compatible with the scale, massing, and proportion of neighboring buildings. The commission also requires that any new construction or renovation maintain the historic character of the building's facade.

Working with the HDC

If you're planning on building or renovating a house in Nantucket, it's important to work with the HDC early in the planning process. Representatives will inform you of the guidelines for specifications of the proposed construction or renovation, including: materials, colors, and other design elements. The role of the HDC is crucial in preserving the island's historic character, so it’s best to consult with an expert as early as possible to make sure you’re in alignment with all regulations.
